Beautiful property but many amenities were not available at the end of September.

✓ Beautiful property with wonderful outdoor spaces to enjoy.

✗ A surprise to us, the restaurant was closed for the season. Breakfast was still served but we had to pay a taxi to take us to dinner each night and there were no drinks available to enjoy in the outdoor spaces.

✓ Host was very nice and accommodating. Place is truly beautiful and nice. Breakfats was nice. Relaxing and quiet place, very comfortable.

✗ It is 20 minutes from the town by walking and bus line is a bit irregular.

Disappointing stay charged more than expected in the contract!!!

✗ My reservation for 3 rooms (3 couples) for 2 nights dated November 18, 2022 via Booking was as follows: 1 bedroom at €192.40, 1 bedroom at €224.80 and 1 bedroom at €224.80 for a total of €642. However, when paying on site, the host told us that we had 3 rooms of 3 different categories with different prices: 1 room at €216 which we paid, 1 room at €224.80 which we also paid, then 1 room which they wanted us to pay at €242 and which I finally, after bitter discussions, and showing the booking confirmation from Booking, managed to negotiate to €224.80 and which I paid. We therefore paid a total of €665.60 instead of the €642 provided for in the contract. We do not find this correct. In conclusion, we therefore paid 23.60€ too much that I did not manage to get reimbursed. On the other hand, I deplore the comfort of the economy room where there was not even a table and a chair to sit on. The breakfast room is very uncomfortable: the layout of the tables does not allow everyone to get up to access the buffet. Finally, the breakfast was not up to what we are used to having in a B&B.

✓ Lovely building and grounds, well equipped rooms and bathrooms and comfortable lounge. Very close to Orvieto and the A-1 motorway. All staff were very friendly and helpful and atmosphere was always welcoming.

✗ the only thing that I didn’t like was the entrance off the highway, steep drive and when exiting very limited view of oncoming traffic from both directions. probably difficult to correct.

✓ This is a lovely property with comfortable rooms and a really delicious breakfast. Be aware that you must drive to the city center.

If you are looking for a place to stay and don’t mind a short drive to town, this is a great place to stay.

✓ The property is very nice, especially the common area. The owners are wonderful and very helpful.

✗ the location is not walking distance to town. although, the owner informed me they own another B&B near the Duomo in they city center. My room was simple in decor, but very comfortable.

Before leaving the hotel, I also saw a rainbow, which added a lot of beauty to the journey.
